ZEB Oriented and the WELL Gold Certification

WORK VILLA MITOSHIRO is a nine-story building with three basement floors and a total floor area of over 20,000m2. The reason why it is rare for a renovation of a building of this scale and age (60 years) to obtain both the ZEB Oriented and WELL Gold certifications is that ZEB—which focuses on improving the energy efficiency of buildings—and the WELL certification—which aims to encourage offices that prioritize the health of the workers—have different evaluation criteria.

When higher illuminance is required, using artificial lighting increases not only the brightness but also power consumption. By choosing natural lighting instead, it is possible to increase illuminance while conserving energy. Similarly, by carefully combining the air conditioning system with natural ventilation, air quality could be improved while saving energy.

The wellness of the “Mitoshiro Creative District” was highly evaluated due to the use of natural energy, which is vital for balancing the office’s energy efficiency and comfort, as well as the biophilic design introduced in the previous office before the relocation.
