The Benefits of Using BIM Learned from the Demonstration Project
This is a report on how the use of BIM can contribute to companies and, more importantly, to our society, as verified by the demonstration project undertaken by three firms, Yasui Architects, Nippon Kanzai, and ABC Trading.

1 From the Perspective of Repair and Maintenance Management
The most significant feature of BIM, a three-dimension model of a building, is that it can show information in terms of shape and location.
In buildings built in recent years, many mechanical equipment and devices such as total heat exchangers, radiation cooling and heating, and ventilators have been installed. By collecting data on what sort of problems had occurred in buildings, when and how repairs were made, and how much the repairs cost, it will be easier to understand not only the appropriateness of repair methods and costs but also the tendencies of problems based on the history of such repairs.
Unlike private residences, buildings involve a variety of people, including investors, operators, users, and building managers, so the architecture design office determines specifications based on the given conditions and through a series of adjustments.
If mid-sized office buildings nationwide, which outnumber large-scale buildings, are generally designed to centralize information and promote streamlining and efficiency in their operations, this should lead to energy savings in the entire society.
