Efficient procedures and appropriate team coordination for reducing construction time and cost

Our responsibility for the project was CM and schematic design (structural / mechanical), and Professor Kotaro Imai from Institute of Industrial Science, the University of Tokyo led the architectural design. The team took the client’s request which only allowed roughly 2 years from design to completion. To meet the given schedule, we made selection of design firm for detail design and contractor during the schematic design phase. By applying the ECI method to the scheme including the detail design firm and contractor, we could make the steel frame order at the completion of schematic design, which was a fatal issue on the schedule. We were also able to shrink two months from the construction period, consequently finishing the project in 25 months total.
